What should I do with a tenant that broke my oven control board?
My tenant and his two children, who are in their 30's, destroy my oven control board. First, he told me that it was loose and broke. Then I ordered the item but it took time to come to my house. He texted me and urged me to buy the item because he needed it. Finally, the item arrived that same day, so I called my house keeper to help me installing the oven control board. When he is moving the stove to remove the back of the stove to install it, he observes that everything is clean and in its position. The screws are fine etc. I asked my tenant, and he admitted that he remove the board because one button was not working properly, then instead of just adjust it, he decided to remove the whole control board and leave it outside on the stove. Due to the heat, oil or water the working control board does not work anymore. And because he admitted negligence, he said, first, that he was responsible and he will pay for everything, basically a new stove. Now that I asked him when will he buy it, he is not responding my phone calls or texts. My lease clearly says that for damages to the stove he needs to pay $500. The new part that I bought did not work, so I returned it. I paid my guy to come and fixt the oven but nothing was able to be done. My tenant lied, did not help me to pay for the labor that my house keeper did, and now after he said he was going to buy a stove he has not answered my calls or anything like that. He pays his rent on time, and is in general a good tenant.

Annoying but if he is a good tenant I would not force him to pay. It is going to cost you more to replace him than to replace the oven control board. You do not need a new stove, you need an oven control board that works. You probably got the wrong part. Get the serial and model number of the stove and order it again.
I replaced my oven control board in 30 minutes recently. It is not a big deal to do this.
